La persona que rep els diners garanteix la devoluci\u00f3 a l&#8217;entitat financera oferint com a garantia un b\u00e9 immoble de la seva propietat.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times; color: #000000;\">Avui dia, despr\u00e9s de l&#8217;entrada en vigor de la Llei de cr\u00e8dit immobiliari, quan se sol\u00b7licita un pr\u00e9stec hipotecari en una entitat banc\u00e0ria, \u00e9s imprescindible, una vegada autoritzada inicialment l&#8217;operaci\u00f3 pel Banc, signar davant de Notari l&#8217;acta de transpar\u00e8ncia notarial.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times; color: #000000;\">Aquesta acta, de car\u00e0cter gratu\u00eft, \u00e9s una de les novetats m\u00e9s importants introdu\u00efdes per la llei esmentada. Els prestataris que compraran un habitatge acudeixen a la notaria per rebre l&#8217;assessorament del notari sobre tots i cadascun dels punts del pr\u00e9stec, inter\u00e8s, termini, comissions, bonificacions etc. \u00c9s essencial, ja que no interv\u00e9 cap representant del banc ni gestories i els clients poden fer al notari totes les preguntes de qualsevol \u00edndole, fins i tot sobre repercussions fiscals, desgravaci\u00f3 a la renda etc.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times; color: #000000;\">La finalitat \u00e9s que els prestataris no tinguin cap dubte sobre el pr\u00e9stec que signaran dies despr\u00e9s juntament amb la compravenda.<\/span><\/p>\n<p style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times; color: #000000;\">Lelecci\u00f3 del notari \u00e9s lliure pel client. Nom\u00e9s cal comunicar a l&#8217;entitat banc\u00e0ria el nom del notari que vol que us assessori perqu\u00e8 l&#8217;entitat banc\u00e0ria procedeixi a pujar a la nostra plataforma tota la documentaci\u00f3. Des del dia que pugi la documentaci\u00f3 han de passar obligat\u00f2riament 11 dies per poder signar l&#8217;escriptura de pr\u00e9stec i la compravenda i durant aquests 11 dies es concerta la cita a la not\u00e0ria per rebre l&#8217;assessorament indicat.<\/span><\/p>\n[\/vc_column_text][\/toggle][toggle color=&#8221;Default&#8221; title=&#8221;Her\u00e8ncia&#8221;][vc_column_text]\n<p style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times; color: #000000;\">Documentaci\u00f3 necess\u00e0ria:<\/span><\/p>\n<ul>\n<li style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times;\">DNI, TARGETA DE RESID\u00c8NCIA o PASSAPORT d&#8217;HEREU\/S i LLEGATARIS\/S. Tots han de tenir NIF o NIE. Si un \u00e9s SOCIETAT, escriptures de nomenament d&#8217;administrador o apoderat.\n<p><\/span><\/li>\n<li style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times;\">DOCUMENTACI\u00d3 DELS B\u00c9NS PERTANYENTS AL CAUSANT:<\/span>\n<ul>\n<li><span style=\"font-family: 'Times New Roman', Times;\">DINERS i PRODUCTES FINANCERS: S&#8217;aporten CERTIFICATS BANCARIS amb els saldos i posicions a la data de la mort.<\/span><\/li>\n<li><span style=\"font-family: 'Times New Roman', Times;\">B\u00c9NS IMMOBLES: Escriptura de propietat i\/o Nota Simple. Darrer rebut d&#8217;IBI.<\/span><\/li>\n<li><span style=\"font-family: 'Times New Roman', Times;\">PARTICIPACIONS EN SOCIETATS, VEHICLES i altres B\u00c9NS MOBLES: l&#8217;escriptura o el t\u00edtol de propietat; per a vehicles, marca, model; incloent-hi la matr\u00edcula.\n<p><\/span><\/li>\n<\/ul>\n<\/li>\n<li style=\"text-align: justify;\"><span style=\"font-family: 'Times New Roman', Times;\">T\u00cdTOL SUCCESSORI: \u00c9s el document en qu\u00e8 es determina qui \u00e9s l&#8217;hereu i en quina proporci\u00f3. Pot ser:<\/span><br \/>\n<span style=\"font-family: 'Times New Roman', Times;\">A) TESTAMENT: Cal la c\u00f2pia autoritzada juntament amb el certificat de defunci\u00f3 i \u00daltimes Voluntats del causant.<\/span><br \/>\n<span style=\"font-family: 'Times New Roman', Times;\">B) ACTA DE DECLARACI\u00d3 D&#8217;HEREUS. Quan la persona hagi mort sense testament. Tots han de tenir NIF o NIE.
